First, you must have your entire issue as one continuous PDF. The PDF should not be in full print resolution, it is enough if the PDF contains images scaled up to 150dpi. The PDF should contain individual pages in portrait mode.

What does the reader see when a new issue is available for download?
When a new edition is available for download the cover will be shown in his app. If available the reader can preview part of the content.
If you decide for the push notification service, the reader is notified of the new edition even if the app is currently not open.

How do I send my finished app to area851 and to my Apple developer account and what happens then?
When you have finished the copy on your own iPad and decide to sent it to Apple's iTunes App Store, so that readers can download the edition, you can send it to area851 with a click of a button.
To do this, click the directory with the little (i) from the cover flow screen, select the desired issue, and then click on "upload issue"
PDF files
The PadPublisher accepts standard PDF files. To import a PDF file, the file name must be "issue.pdf" (everything must be written in lower case!).
